For estate agencies & brokerages

Real estate sales training for the twenty minutes that win the instruction.

Your agent sits in a vendor’s kitchen against two rival agencies, one of whom is cheaper. Everything depends on how they handle the next twenty minutes — and the only rehearsal they’ve ever had is doing it badly in front of a real seller. Kollup gives them that meeting as often as they need it, with a scored report after every attempt.

The problem

Agents learn the hard conversations on real vendors.

Nobody rehearses a listing presentation. A new negotiator shadows someone for a fortnight, watches two valuations, then goes out alone — and the first time they hear “the other agent said one percent” is in a stranger’s kitchen with the instruction on the line. The same goes for the price-reduction call, which is why so many of them never get made.

The fee

Every agency loses instructions to someone cheaper. The difference is whether the agent can hold the number without sounding defensive.

The reduction

The call agents postpone for weeks. Practising it is how it stops feeling like an apology and starts sounding like advice.

The follow-up

Portal leads go cold in hours. New agents can rehearse the first sixty seconds until it stops being a script.

The conversations

Winning the instruction, then keeping it.

You describe the vendor. Kollup becomes them — the one who has read the portal every day for a month, the one whose neighbour sold for more in a better market, the one who just wants the highest number in the room.

Winning it

The valuation, against two other agents

Your agent has to justify a realistic price and a full fee in the same meeting — knowing the vendor has heard a higher number and a lower percentage from someone else that week. It’s the highest-stakes conversation in the business and the least rehearsed.

  • “They valued it €30k higher”
  • “The agency on the corner does 1%”
  • “Why would I sign for twelve weeks?”
  • “What do you actually do for that?”
  • “My neighbour got more last year”
Keeping it

The price-reduction call

Six weeks in, four viewings, no offers. The vendor already suspects what’s coming and the agent already knows how it feels. Handled well it’s a re-launch. Handled badly the instruction goes to the agency that promised the higher number.

  • “You told me it was worth that”
  • “We’ll wait for the right buyer”
  • “Your photos are the problem”
  • “I’m giving it to someone else”
  • “I’m not giving it away”
For agency owners

You can’t sit in every valuation. You can see how each one would have gone.

Most agencies find out an agent can’t handle the fee objection when the instruction is already lost — and the agent’s version of the meeting is the only account anyone has. Practice puts a number on it beforehand.

  • One standard across the office. Discovery, objection handling, product knowledge and closing, scored 1–10 the same way for every negotiator — including the branch you never get to.
  • Your fee argument, not a generic one. The focus-areas field tells Kollup what a good meeting looks like at your agency — full fee held, sole agency explained, realistic price agreed.
  • New starters productive sooner. A negotiator can run twenty valuations before their first real one, instead of learning on the instruction you paid to generate.
  • Something concrete for the Monday meeting. Share a report link with the transcript attached, and coach the moment it went wrong instead of the memory of it.
How it works

Three steps. That’s the whole product.

  1. 1

    Write the vendor

A couple relocating for work who need a number by Friday. A landlord selling a tenanted flat who thinks the market is still 2021. Set what they’ve already been told, what they’ll push on, the language they speak — then assign it to one negotiator, a branch, or everyone.

    Manager · 5 minutes
  2. 2

    The agent runs the meeting

They hit Start call and a real voice answers — one that stays in character, brings up the rival valuation, and ends the conversation if the agent talks over them. No colleague to roleplay with, no waiting for a quiet Tuesday. Prefer to type? Text mode scores the same way.

Agent · until the vendor ends it
  3. 3

    The report lands

Seconds later: an overall score, four sub-scores, what they did well and the one thing to change — quoting the vendor’s words and their own. Straight into the Monday meeting, or straight into another attempt.

Languages

Your buyers are foreign. Your negotiators should sound like they expected that.

In half the markets worth selling in, the vendor is local and the buyer is not — or the other way round. Kollup runs practice calls, Live Assist and coaching reports in 28+ languages, so an agent can rehearse the Russian-speaking investor and the Greek-speaking vendor in the same afternoon. Reports come back in one language for the whole agency, so the owner can review both.

The AI vendor or buyer is cast to the market you actually work — tell us who’s buying in your area and we set the voices up with you.

Captions

Live subtitles during voice practice, so an agent can build confidence in a second language before a €400,000 conversation depends on it.

Reports

Feedback follows the call’s language, or stays in one language agency-wide — so you can coach a meeting you couldn’t have sat in.

Kollup Live Assist

And when it’s a real vendor on the phone.

Practice builds the habit. Live Assist is there for the call that decides whether you keep the instruction — listening along and suggesting the next move while the conversation is still happening.

  • Grounded in your own agency — you build a knowledge base once: your fee structure and what justifies it, sole agency terms, marketing package, local market lines, and the approved answer to every objection your agents hear weekly.
  • Ask it mid-call — “what’s our minimum sole agency period?” is answered on screen, silently, instead of “let me check and call you back”.
  • A report afterwards too — what the vendor objected to, how the call ended, talk ratio, interruptions.
  • Kollup keeps no recordings. Audio is transcribed as it happens and discarded — only text is stored, inside your own account.
Pricing

Seats and minutes. That’s the whole model.

Every plan has the whole product — voice, text, Live Assist, 28+ languages, unlimited scenarios, coaching reports. What changes is how many agents are on it and how much practice each one gets. Same plans as the rest of Kollup.

1

How many agents

One seat per person, across as many branches as you like. Reassign a seat when someone leaves — you’re paying for the chair, not the name on it.

2

How much practice

A monthly pool of minutes shared across the agency. A new negotiator in their first month uses most of it; a senior valuer dips in before a difficult reduction call. Taking on three people in spring? Email us and we add minutes to that invoice.

So let’s work out what your agency actually needs

Tell us how many agents you have, how many branches, and the conversation you keep losing, and we’ll tell you what it costs — including if Kollup isn’t the right fit for you yet.

Questions

What agencies ask on the demo

A valuation happens face to face. Does practising it on a call actually help?

The room changes the nerves, not the conversation. What loses instructions is what an agent says when the vendor mentions a higher valuation or a cheaper fee — and that exchange is identical whether it happens across a kitchen table or down a phone line. Rehearsing it until the answer is automatic is the point.

It also covers the parts that genuinely are phone calls: the price-reduction conversation, the follow-up after a viewing, the callback to a vendor whose instruction is about to expire.

Can we build the vendors we actually meet?

That’s the whole idea. Write the couple relocating who need a number by Friday, the landlord who thinks it’s still 2021, the seller whose neighbour got more last spring. Set their mood, what they’ve already been told by rival agents, and what they’ll push on. Unlimited scenarios, so every branch can have its own.

Can it hold our fee argument rather than a generic one?

Yes. The company knowledge base holds your fee structure and what justifies it, your sole agency terms, your marketing package and the approved response to each objection. The AI vendor argues against your actual proposition, and the focus-areas field lets you score whether the agent held the full fee — so an attempt that wins the instruction by discounting doesn’t come back looking like a success.

Is this useful for lettings as well as sales?

Yes, though it’s built around the sales side. The landlord conversations work the same way — winning the management instruction, defending the fee, explaining a rent that’s too ambitious. Pure tenant administration isn’t what it scores well.

Which languages can our agents practise in?

28+, including Greek, Russian, Hebrew, Arabic, German, Chinese and most of Europe — useful in any market where the buyer and the vendor don’t share a first language. The language is set per scenario, and reports can come back in one language agency-wide so an owner can review a meeting they couldn’t have sat in.

What happens to our call recordings?

Kollup doesn’t keep recordings. Audio is transcribed as it’s spoken and discarded — we store only the text, inside your own company’s space, never visible to another customer. Every account is isolated at the database level, so one agency can never see another’s scenarios, calls or reports.

We’re a six-person agency. Is this only for big networks?

No — small agencies get more out of it, because there’s no training department to fall back on and one bad valuation is a bigger share of the month. Plans start small, and pooled minutes mean a six-person office isn’t paying for practice it doesn’t use.

Do you work with agencies outside Cyprus?

Yes. We’re based in Limassol and happy to come into the office when it’s close enough to be worth it, but the product runs in the browser and onboarding happens on a call — so an agency in Athens, Dubai or Lisbon is set up exactly the same way.

Bring us the instruction you lost

Thirty minutes, no slide deck. Tell us about the valuation that went to the agency down the road, and we’ll build that vendor live and let one of your agents try it again on the spot. If it isn’t convincing, you’ll know inside five minutes.
